Floor Tile Cleaning Expert Demonstrates how to Renovate Quarry Tiles in Stoke-on-Trent

The Red Quarry tiled floor shown below are from the hallway of a house in the village of Barlaston that dates to the early 1900’s. Hallways get a lot of use and over the years the tiles had seen a lot of wear and were now looking patchy with various levels of staining and dirty grout.

After surveying the floor and running a few tests I was able to give the homeowner a quote for the work which would take two days, the first to clean and the second to apply a sealer that would protect the tiles from staining going forward. Happy with the quote we scheduled a date for the work to commence.

To clean up the tiles I applied a strong dilution of Tile Doctor Pro-Clean which is our go to tile and grout cleaning product. Its best to leave it on the tile and grout for ten minutes or sometimes longer to give it time to break down the dirt and coatings. The floor was then scrubbed with a rotary machine fitted with a poly brush attachment and a stiff grout brush along the grout lines.

The combination of the cleaning agent and mechanical scrubbing releases the dirt from the tile to the surface where its removed with a wet vacuum. Once the floor was clear the tiles were then inspected and the process repeated where needed.

Last step of the cleaning process was to treat the tiles to an acid wash with grout clean-up. I highly recommend this for old floors like this one which were installed before the invention of the damp proof membrane. The problem is without a DPM moisture can rise through the tiles and deposit salts on the surface of the tile as it evaporates, a process known as efflorescence. If you look closely at the photos above you can spot white staining as a result. As well as countering the alkaline salts the acid will also remove old grout smears and neutralise the use of the alkaline Pro-Clean used earlier.

After a final rinse and vacuum the Quarry tiles were left to dry off overnight.

Applying sealer to a damp floor can result in a patchy appearance so on my return I first tested the floor with a damp meter to ensure it was dry. All was well so I able to move onto applying the sealer and for this floor I chose to use Tile Doctor Seal and Go.

Seal and Go works very well on Quarry Tiles improving their appearance and adding an appealing satin finish. The tiles really soaked up the sealer and I had to apply four coats before I was satisfied it was fully sealed.

Once done the tiles were transformed and my client was very pleased with their new hallway floor. Before leaving I took time to discuss aftercare cleaning for which I recommend Tile Doctor Neutral Cleaner which is a gentle but effective product that won’t harm the sealer.

How to Restore old Victorian Tiled Floors by South Yorkshire Expert

During renovations at this beautiful house in Sheffield the discovered an original Victorian tiled floor underneath the hallway carpet, incredibly they also uncovered access to a cellar, neither of which they knew idea existed and both were a massive bonus!

    

Once the floor had been fully uncovered it was in a pretty good condition, some repairs were needed but nothing too dramatic. There was damage around the radiators where the heating engineers have just chiselled through the tiles. Plus, the tiles were stained by adhesive where the carpet grippers had been glued to the tiles.

 

I discussed with the client the work needed to carry out a full restoration and gave them a quote. They were happy to accept and asked us to proceed as soon as possible.

 

Cleaning and Repairing a Victorian Tiled Hallway Floor

Work started with the removal of the carpet grippers and scraping up as much of the glue as possible, it took some shifting, but it did come up. Any remaining glue was softened up with the application of neat Tile Doctor Remove and Go and then carefully scraped off. Tile Doctor Remove and Go is a multi-purpose stripper that is ideal for removing adhesives and other stubborn coatings such as sealers.

 

The repairs were done next which involved colour matching replacement tiles and cutting them to the right size. A fast-setting adhesive was used to fix them in place and once the floor had dried it was time to move onto the cleaning.

More Tile Doctor Remove and Go was applied, left to soak for ten minutes, and then worked in with a weighted 42kg buffer machine fitted with a very coarse diamond burnishing pad. This combination not only removed the old sealer but did a good job of removing ingrained dirt as well. The floor was rinsed with water and the soil extracted using a wet vacuum.

 

Once done the process was repeated using Tile Doctor Acid Gel, this removes stubborn staining and being an acidic product will counter any efflorescence which is a common problem with these old floors. Old floors like this one don’t have a damp proof membrane installed to prevent moisture underneath the tiles rising through the floor and depositing salt as it evaporates at the surface.

A wet vacuum was used to extract the soiling generated during the cleaning process and every tile was rubbed with microfibre cloths to remove the last of the residue.

 

A nice feature seen on a lot of Victorian floors is an upside tile left by the tiler on purpose, the picture shows the one on this floor. They believed it brought good luck.

 

Sealing a Victorian Tiled Hallway Floor

The floor was left to dry off overnight and I returned the following morning to continue with the final phase of the restoration. Before starting though, the first job was to check the floor was dry using a moisture meter. Once satisfied six coats of Tile Doctor Seal and Go Extra we applied leaving the floor with a beautiful sheen finish.

 

The client was very pleased with the newly restored floor, and for ongoing cleaning I recommended the use of Tile Doctor Neutral Tile Cleaner. This product has a neutral Ph which is ideal for sealed surfaces; stronger bleach-based cleaners are simply too strong for use on sealed tiles and will erode the sealer prematurely.

Cheshire Expert Details how to Renovate a Carpet Covered Quarry Tiled Floor

These photos are from a house in Cheadle Hulme where the owner wanted the 120-year-old quarry tiles in the dining room restored as an original feature. The tiles had been discovered when a carpet was removed and as well as being very dirty had been covered with a cement based self-levelling compound.

 

It’s not unusual to find tiles covered in self-levelling compound when a carpet or lino is fitted. It’s done to smooth out the grout depressions which otherwise would eventually show through. Fortunately, it can be removed however it does require a lot of work.

 

Removing Cement from a 120-Year-Old Quarry Tiled Floor

To deal with the cement I treated the Quarry tiles with neat Tile Doctor Acid Gel and left it to get to work on the cement for ten to fifteen minutes. I then ran over the floor with an abrasive 200 grit milling pad fitted to a weighted rotary floor buffer. This action loosened the cement so it could be removed although in some of the stubborn areas I had to use a little extra force with the careful application of a hammer and chisel. I also used handheld abrasive diamond encrusted blocks which came in very handy near the skirting boards and corners.

 

It took a lot of effort to get all the cement off the tiles, but they responded well to the treatment, and I could see the floor slowly transform in the process. A lot of water was used to provide lubrication and during rinsing for which I used a wet vacuum to extract the resultant slurry off the floor. The Acid Gel also removes old grout smears from the tile and neutralises any efflorescent salts in the floor which can be a problem with floors of this age with no damp proof membrane.

Sealing a 120-Year-Old Quarry Tiled Floor

The floor was left to dry off overnight and I came back a few days later to check the moisture levels in the floor with a damp meter. Unfortunately, the readings were still too high to apply a sealer, so I re-arranged my return. In fact, it took weeks for the moisture level to drop below 25% which was the minimum acceptable level before sealing.

The sealer I used on this floor was Tile Doctor Colour Grow. It's a fully breathable colour enhancing impregnating sealer that will cope with any damp moisture rising through the tile and being a colour enhancer really brought out the red and black colours in the tiles.

 

Whilst the sealer was drying, I painted the fireplace hearth with black paint, this really tied it in with the Black Quarry tiles and neatly finished off the appearance of the room. Needles to say by the time I had finished the floor it looked great, and my client was very happy with their newly restored Quarry tiled floor, so much so they took time to leave the following feedback which is always appreciated:

  "Within hours of sending in an enquiry on the tile doctor website I was contacted to say that the local rep would be in touch. Within another couple of hours, Kamila got in touch. Right from the start Kamila was accommodating to suit my needs, carrying out a trial 'out of hours' to suit me. Her communication was fantastic, regularly keeping me updated. For aftercare cleaning I recommended they use the Tile Doctor Neutral Tile Cleaner. It is pH neutral tile cleaner that will not degrade the new sealer which is important as many supermarket cleaning products are simply too strong for use on sealed tiles. (Always check the label!)

How to Renovate a Quarry Tiled by Northamptonshire Tile Doctor

The following photos are of a Quarry tiled dining room floor in a period cottage located in the small village of Bozeat. My customer had removed a carpet and discovered them underneath, as you can see from the photographs however the tiles were in a poor state of repair. Undaunted the owner wanted to restore them as a lovely period feature and contacted Tile Doctor.

 

I went over to survey the Quarry tiles and could see the floor had not faired well under the carpet over the years, several tiles were cracked and 40 to 50 tiles were loose and would needed resetting to stop them moving underfoot, especially in the high traffic areas. I discussed with them that Tile Doctor could repair the floor and clean it and would be able to restore in a few days. They were happy to go ahead with my quote and we arranged a mutually convenient time to carry the work out.

Cleaning and repairing a Quarry Tiled Hallway Floor

My first course of action was to deep clean the floors using Tile Doctor Oxy-Gel which is an alkaline cleaner. Working in small areas the Gel was worked in using a stiff brush on a rotary machine using a little water. As this process was completed in each area, I rinsed off the resulting slurry away with water and then extracted using a wet vacuum. The initial clean removed most of the black staining and paint spots which had occurred over the years, but more work was needed.

The next step was to apply Tile Doctor Grout Clean-Up to further clean up the tiles and tackle the cement residue and other staining. I used a repeat of the cleaning process and rinsed twice with plain water to ensure all traces of product were removed. The next step was to tackle the broken and loose tiles however it was now the end of day one, so after assessing the floor for all repairs required, I installed a portable dryer to aid drying and left for the day.

 

The next day I returned to begin repairs starting by lifting all the loose tiles, working in one square metre sections at a time. Fortunately, my customer had already managed to obtain reclaimed tiles from a reclamation yard so that saved me a job. The colours matched with the originals; however, the reclaimed tiles were slightly larger than the originals and needed to be cut into shape as required. Working methodically, I re-laid the tiles on a fresh bed of screed and grouted them in to match the original floor as best possible.

 

After the repairs were completed I allowed the floor to fully dry for four days, I needed the tiles dry and the newly laid adhesive and grout to set and bed in before the next step. Before leaving I gave my customer strict instructions not to walk over these areas whilst I was gone.

Sealing a Quarry Tiled Hallway Floor

Returning later the following week, I first checked the floor was dry using a damp meter, once satisfied I was able to start the sealing process. The customer had requested a silk finish, however because of the age of the cottage and the possibility of damp in this old floor my choice of sealer was limited to those that are fully breathable.

 

On this occasion I chose to apply several coats of Tile Doctor Seal & Go Extra, this product will allow the floor to breathe and provide the desired finish. It was a good decision, and as hoped it enhanced the appearance of the floor beautifully.

 

My customer was very happy with the renovation and the transformed floor and left the following feedback:

How To Repair and Restore an Old Victorian Tiled Floor

This detailed Victorian tiled hallway at a property in Camden was overdue some much-needed repair and maintenance. The owners of the property appreciated that original period features like this add a lot of value to a property and asked me to visit the property to quote for renovating it. The property was in a terrace of similar properties most of which appeared to have retained their Victorian character.


I inspected the floor and found there were a couple of loose, cracked, worn and broken tiles that needed to be replaced. In addition, the floor tiles needed a deep clean and then seal to bring back the wow factor. I was confident we could renovate the floor but at that point unsure if we would be able to find exact match replacements for the damaged tiles. Fortunately, Victorian tiles are still in demand and I knew of several companies I could check with so I was confident they could be found.


We discussed how long the work would take and assuming I could source the replacements agreed a price for the full restoration of the floor. After doing some research I managed to find suitable replacements with a company called Original Style and the work was scheduled for the following month.

Cleaning/Repairing a Victorian Tiled Hallway Floor

Firstly, we prepared all areas with protective tapes to threshold edges and skirting. This was followed by spaying the tiles with a strong dilution of Tile Doctor Remove & Go which is product designed to remove old sealers and coatings. After about ten minutes the tiles were scrubbed with black scrubbing pads and scrubbing brushes. Fresh water was used to rinse the floor and the slurry was extracted using a wet vacuum.

The floor was inspected and then a second clean carried out, this time using Tile Doctor Pro-Clean which is a Tile and Grout cleaning agent. The same process of application was used and after rinsing and extracting the dirt the tiles were given a steam clean. This ensured all the dirt was lifted out of the pores of the tile and the floor was now as clean as it possible could be.

The next step was the remove the loose and cracked tiles using the reclaimed tiles we had sourced earlier. Some cuts were necessary to get the replacements to match the originals but overall the plan worked. A quick drying adhesive was used to secure the tiles so we could apply the grout shortly after. The whole floor was then re-grouted and cleaned off to ensure a good match. The floor was left to dry off overnight, and you could already see it was now looking considerably improved.

Sealing a Victorian Tiled Hallway Floor

Returning the next morning we checked the floor was dry using a moisture meter, this is important as to apply a sealer to damp tiles will lead to a patchy experience. All was well so we were ready to apply the sealer.

To start a single base coat of Tile Doctor Colour Grow sealer was applied to the floor and left to dry. This sealer is an impregnator that protects from within by occupying the pores in the clay tile improving colour in the process. This sealer does leave a matt finish however and the client wanted a subtle shine so one dry it was followed by four coats of Tile Doctor Seal & Go. The combination of the two sealers works really well to add long lasting protection to the tiles and provide the desired finish to the floor.


The floor was much improved, and the client was delighted. The detailed pattern and colours were now much more prominent, and the hallway looked much more inviting for both the owner and their guests. For the aftercare of Victorian tiles, I recommended the use of Tile Doctor Neutral Cleaner which is pH neutral and won’t prematurely erode the life of the sealer.

How to Renovate Dirty Terracotta Tiling

We were contacted by the owner of a property in Moulton with a problematic Terracotta tiled kitchen floor. She was seriously considering ripping up the entire area of tiling and replacing it as she was having a new kitchen installed. Both her and her husband were concerned that unless I could restore this floor to somewhere near to its original condition, they would need to replace it.


I went over to inspect the Terracotta tiles and could see the entire surface was deeply ingrained with soiling and the grout lines were filthy. After carrying out a test it became obvious that the previous sealer had been applied very sparingly and had mostly worn away, leaving the stone prone to staining. Terracotta is a very porous tile and dirt had become ingrained in the pores leaving it looking very dull and difficult to clean.


I completed the test on a small part of the floor and the customer could see the results which could be achieved. Happy with the result they agreed my quote and we set a date for my return to complete the floor.

Cleaning a Terracotta Tiled Kitchen Floor

The tiles turned out to be made of a fairly soft Terracotta which meant that we were able to deep clean them extremely effectively using a strong dilution of Tile Doctor Pro-Clean. We used Tile Doctor Remove and Go in particularly stubborn areas.

The process I use is to spray the Pro-Clean onto the floor and leave it to soak in for about ten minutes before being worked in using a heavy rotary machine fitted with a black scrubbing pad. The resulting slurry is removed using a wet pick up vacuum. All the dirt and virtually all of the old sealer was removed at this stage; the remaining patches around the edges of the area being finished by hand with a 200-grit burnishing block. The grout lines were then cleaned by hand with an angled grout brush.


Finally, the deep-seated oil stains in front of the cooker were brought out using Tile Doctor Oxy-Gel which was left to dwell on the marks for an hour before being agitated with a diamond burnishing pad and rinsed away with a wet pick up machine. The floor was rinsed with water and allowed to dry off overnight.

Sealing a Terracotta Tiled Kitchen Floor

The following day I inspected the floor and checked it was ready to be sealed. All was well so I applied an initial coat of Tile Doctor Colour Grow which is an impregnating sealer that occupies the pores in the tile enhancing the natural colours of the Terracotta and provide a base layer of protection from staining.


I returned at a convenient time once the kitchen was completely installed to finish the job. This involves carrying out a light maintenance clean with Tile Doctor Neutral Cleaner and once the floor was dry, I applied 5 further coats of Tile Doctor Seal and Go which provides a pleasing satin finish which is really suited to this type of floor.


The customer was very happy with the results and has left the following feedback. "We were really pleased with the results, thank you!"

How to restore a damaged Quarry tiled floor

The pictures below are taken from a property in Lancaster which had two areas of tiled flooring that needed work, one Quarry tiled and the other an original Victorian tiled hallway which was over 100 years old.

We often get called out to restore broken tiles, missing pieces and then do a clean and seal afterwards to make it all look as good as possible. Tile Doctor covers both areas and our aim is to restore a tiled floor to its best possible condition, ideally making it look new or at least as close to new as is feasible with an old floor.

Repairing a Quarry Tiled Floor in Lancaster

The focus of this article will be the renovation of the Quarry tiled floor which required a lot of tiling work due to cracked and missing tiling. This presents a problem as it can be difficult to find exact match replacements, especially when the floor has been down for some time. There are a few companies that specialise in reproduction Victorian tiles however Quarry tiles don’t have a dedicated store or website where we can get matching tiles. In this case the client had scoured the internet and hunted down replacements which came close to matching the original.


The first step in repairing a tiled floor is to carefully remove any damaged tiles and, in this case, there were quite a few. The exposed area is the cleaned of old adhesive and grout and the subbase is made good where required. Next the replacement tiles are laid onto a base of new rapid set flexible floor adhesive, I prefer to use a flexible adhesive as it will allow for any further moment in the floor. Once the adhesive had set the tiles were grouted in and we then left floor to fully set overnight.

Deep Cleaning a Quarry Tiled Floor in Lancaster

I came back the next day with our cleaning equipment and products to get the floor clean which should help blend the new tile in with the original.

I started by applying a strong dilution of Tile Doctor Pro-Clean to the Quarry tiles and then scrubbed it in with a rotary floor machine fitted with a black scrubbing pad. Pro-Clean is a strong and effective alkaline cleaner which is safe to use on Tile and Stone and unlike acid wont damage the clay. The cleaning solution soon turned black with the dirt that had been released from the old Quarry Tiles, so I gave the floor a rinse with water and extracted the soil with a wet vacuum.

The last job was to give the tiles a light acid rinse using Tile Doctor Grout Clean-Up, this isn't a strong acid like the brick acid you find in DIY stores so it’s safe to use on most surfaces if it isn’t left for too long. The Grout Clean-up removes any old grout and minerals such as efflorescent salts from the Quarry tiles and is then rinsed off with water and extracted with the wet vacuum. The other advantage of giving the floor an acid rinse is it counters the alkaline cleaning products used earlier effectively neutralising the pH level of the tiles. Lastly the acid slightly etches the clay tile ensuring a much stronger bond with the sealer.

Sealing a Quarry Tiled Floor in Lancaster

The Quarry tiled floor was then sealed with Tile Doctor Colour Grow which is a matt sealer that impregnates the pores of the clay enhancing colour in the process and effectively adding protection to the tile from within.


The quarry tiled floor looked much cleaner and fresher following the work, the cracked tiles were gone, and our customer was pleased with transformation we had managed to achieve.

Rebuilding a Classic Edwardian Tiled Floor in Hertfordshire

The owners of this property in Harpenden asked us to come and clean and reseal their Edwardian Tiled hallway floor and return it to its’ former glory whilst carrying out a few minor repairs to missing, broken and cracked tiles around the edge.

On visiting the property at this popular commuter town within the St Albans district, it was clear the floor was looking a little neglected and in need of some care and attention. They were keen to retain this feature of their Edwardian property. We discussed what could be done to restore the floor and the client was given a quote and a timescale for the work. They were happy to go ahead.

Cleaning and Repairing an Edwardian Tiled Hallway Floor

The first step was to give the floor a deep clean with a strong dilution of Tile Doctor Pro-Clean. This product is designed for use on Tile, Stone and Grout and when used in a strong dilution can strip away any old sealers without harming the tile itself. The product is left to dwell on the tiles for short time and then scrubbed in using a rotary brush. We then rinsed with water to remove the slurry produced and using a wet vacuum we removed the residue.

Once this was finished and with the floor looking cleaner the next step was to tackle the cracks in a few of the tiles under the stairs. This is when we discovered that the floor had become loose. When removing some of the broken tiles adjacent to the skirting we discovered a whole section of floor, about 1/3 of sqm had become loose and dropped slightly.


The client was concerned with this setback and wasn’t sure what we would be able to do. However, the need not have worried, we have come across this situation before! To tackle the problem, we carefully excavated the area and re built the sub floor below the tiles in concrete. We then levelled the floor in preparation for tiling. Luckily, we were able to salvage the existing tiles and they were individually cleaned using a diamond wet cutter before being re-laid into the original pattern.

Sealing an Edwardian Tiled Hallway Floor

With the original tiles laid back down clean and the flooring rebuilt under the stairs we re-grouted the floor before we were ready to apply a protective sealer. Before doing that however the floor needed to be dry, so we left it to dry off fully overnight.

Returning the following morning, we checked with a moisture meter that the floor was dry, which it was. Firstly, we applied a primer seal using Tile Doctor Colour Grow which is an impregnating sealer to protect the tiles and enhance their colour. Once the first coat of sealer was dry it was followed by five coats of Tile Doctor Seal & Go which adds further protection and leaves a glorious sheen.


The floor looks amazing and the client was over the moon with the end result. It far exceeded their expectations particularly after finding an area of the floor had collapsed.
